I go the extra mile to make sure you are comfortable. Plenty of pillows on each bed along with extra sheets if needed. Plenty of towels are provided. Extra paper towels, toilet paper, cleaning products, laundry detergent are provided. The only thing you need to bring is food and clothes and you are set.

So many amenities!
by Chelsea S.Had a great visit to the beach! Loved the amenities in the garage: 3 kayaks and lots of life jackets, several bikes, fishing poles, beach toys, and beach chair. Was so nice being able to enjoy these activities without hauling things ourselves from home. House was perfect. We had fun at the beach. Having (backyard) access to the Sound was so nice with young kids and had the extra benefit of providing a beach option when flag status on the Gulf side wasn’t favorable.

Clean, cozy and within walking distance to the beach!
by Karen R.This house was booked for 2 families to enjoy a high school senior's trip before moving away to college. This trip was booked over a year ago. This young lady is an avi d softball player that had tragedy hit when she tore her ACL in January 2022 (her junior year). This injury prevented her from pitching for almost an entire year. Through hard work and determination, she was able to bounce back after surgery (and complications). She had a heck of a softball season! So much so that her high school team won their district championship and made it to the state final four for the first time in the school's history! We couldn't miss this once in a lifetime opportunity for her and her team. The property manager was more than understanding and offered to let us shift our days! This allowed us to not miss softball or the beach! The house is very nice! It is cozy, comfortable, clean, has everything you need and is close to the beach! We loved our stay! We are already trying to plan our next trip!

The beach house was located in an excellent location providing beautiful views of the Santa Rosa Sound along with easy access to the sound if one chooses to swim or kayak. The large rear deck and and two second floor balconies allowed beautifulviews
of the sound and views towards the gulf. We experience a lot of storms during our stay so we had limited use of the outdoor seating areas but they were great for hanging out with our family. I am glad I chose this beach house especially due to the weather we experienced. In planning the trip I wanted to be sure we had everything we needed to give us plenty of amenities and room so we did not feel crammed into a small place. The two queen bedrooms were perfect for our two sons when you first enter the house and a nice size bathroom next to them they could share.there was plenty of drawers in the bedrooms but I believe things were hung up and did not need to be used. Each had an adequate TV but they watched TV in the family room and did not need to use them, but it was nice to have if needed. The upstairs bedroom was very spacious and the king bed was extremely comfortable. I loved great view of the sound which was the first thing I saw when I would wake up every morning. The bathroom offered plenty of space with two vanities and a simple but plenty adequate single shower and separate bathroom off to the side with a door for privacy. There was a convenient wardrobe in the bathroom that we used to we hang our shirts for easy access (more reason we never used the spacious drawers as we usually keep things in our suitcases). There is a good sized TV in the master but we never used it as we did all of our TV time in the open family room so we were near our sons and the adjoining spacious kitchen. There is a beautiful view of the sound from the kitchen and family room and the other beautiful beach houses that occupy the corner area. The kitchen had more than enough bowls, plates, and silverware (a few more glasses would be nice as with four people we prefer to wash more together than rotating the 6 or so constantly). The kitchen was a great asset and used often which worked out well since we could avoid crowded restaurants if it got too late and allowed us to baked pizzas several times when everyone was hungry after eating dinner around 4 or 4:30. I recommend getting uncooked pizzas at the grocery so you can easily prepare them anytime! The kitchen table has a large window to see the sound and the birds at a feeder not far from the property. I read previous comments regarding the number of steps so I was not surprised and did not have issues. Due to the location I realize the necessity of all the beach houses to be able to withstand storms and to help prevent significant water damage it is what I expected and probably made it more of a non-issue. I found it easier to use the stairs in the garage to the first floor - more steps but did not have the aggressive incline like the steps in front of the beach house. I asked for the codes to the garage doors and that made it so convenient to pull my vehicle in (I was in a highlander and could pull in the garage if I folded my mirrors in) if that helps anyone. I could pull in the right bay and had enough room to open the hatchback with the door closed. We had a break in the storms one evening and we were lucky to able to use the 4 kayaks once and I highly recommend it. Very peaceful and another way to spend quality time with our older boys. The kayaks were wet and filled with sand but I expect sand to be everywhere so we made sure we left them cleaner than who used them previously. We used the charcoal grill twice and we left the extra charcoal for the next family. The grate it pretty rusted (saltwater is not easy on metal) so I used aluminum foil over the grate before lighting the charcoal so something one may want to bring. Easily walkable to the Gulf side but not ideal with chairs and umbrellas (they can be rented). We were not clear on what was at the beach house so we brought our own but they did have beach chairs, umbrella, various beach items for use. We talked about riding bikes but with 2 adults and a 15 and 17 year old the size bikes were not big enough but looked great for 3 adults and kids and even helmets were there! We didn’t get to use the tennis court due to spending what good weather we had on the beach relaxing and shelling. The washer and dryer was nice to be able to wash items and not have so much to wash when we returned home which my wife appreciated. We did not have any issues that required us to contact Kimberly other than for garage codes. Minor issues that I noticed but by no means impacted our stay but want to be sure I am thorough: The right tall window next to the front door looked like it was damage in the storm (beyond anyone’s control) before we arrived which required a board to be installed for safety after the glass was covered in an adhesive tape to keep the integrity of the window together I assume until a replacement could be acquired. Possibly would be beneficial to have the board be about 1 or 2 feet higher due to the lock location. Being in an unfamiliar area I have travel alarms I could put on the door just to make the boys feel more comfortable but given the gated community and the surrounding area at no time did I feel unsafe or was I worried. This is a beautiful community and we LOVED it. The exterior door handles take a huge beating and unsure how long it takes to cause them to bubble up but would be a simple improvement. Again everything worked fine and there is no functional issue, just a minor cosmetic issue that would be easy to address. Overall the property and furnishings were beyond adequate and such a beautiful beach house and great location and I would not think hesitate to stay here again or rent from Kim again in the future. I am extremely satisfied and wished Mother Nature would of cooperated more!!views of the sound and views towards the gulf. We loved the house and the charming neighborhood. The second floor master suite was spacious and comfortable with great views of the sound. Be aware that there are a lot of steps. The house is built up above grade to protect it from potentialstorm su
rges and there are 19 steps to get you to the first floor and 17 more to get to the master suite. This didn't affect us but someone lacking mobility might have a problem. It was wonderful to have such easy access to the sound and four adult and one child-sized kayaks to enjoy it. It is a short walk to public access to the fabulous white sand beaches of the Gulf. We were disappointed that the hot tub was not in service during our stay. We enjoyed the tennis court a short walk from the front door. There are four rackets in the garage and some balls in the garage. There are three adult sized bikes and four children's bikes available to use. The two stall garage on grade level is very roomy and we were able to park our car inside. Ask for the code to the remote garage door opener to save trips through the back door to push the door opener button. I have to say we are not beach people so this was our first time to the Gulf and can I say it was incredible! Perfect location. A few chopping days but at least 3 great perfect weather beach days. The pool was great and the condo was perfect for ourf
amily of four. We spent many moments on the balcony and slept every night listening to the ocean with the door wide open. The kitchen was well stocked and we even played a round of Sorry and go fish. The tv was hardly ever turned on. The beach service was great! Loved it not having to lug anything to the beach. We will definitely be back again next year!family of four. The house was very well maintained. We used the balconies most of the time instead of sitting inside. We enjoyed sitting on the front balcony in the mornings and the back balconies in the evenings. There were plenty of chairs for us to use outside.It
